Why It Matters
The conversion of the Joshua Hoyle cotton warehouse is a genuine piece of Manchester history. The original Edwardian brickwork and terracotta exterior survive intact, making this one of the city's best examples of adaptive industrial reuse. It's also right on top of Piccadilly — the most connected rail hub in the North of England.
Malmaison Manchester is a sleek, design-led boutique hotel built inside the bones of a Victorian cotton warehouse — the long-derelict Joshua Hoyle building, to be exact. The Edwardian brickwork and terracotta facade are still very much intact on the outside, while inside it's all moody lighting, bold colours, and a confident sense of style. Two minutes on foot from Manchester Piccadilly station, so getting in and out of the city is genuinely effortless.

A noticeable step up in space. King or super king bed, a proper chill-out lounge area, monsoon walk-in shower plus a separate bath. Located on the 'old side' of the building — the original warehouse structure — where the architecture adds something. Includes bathrobe and slippers, and a coffee machine.

Corner Suite
The sweet spot in the room hierarchy. Super king bed, a spacious lounge with a 55-inch plasma TV, walk-in monsoon shower, and a separate bath. Corner position means natural light from two sides and the extra space is genuinely noticeable. Comes with a coffee machine, bathrobe and slippers.

Signature Suite
The top of the house. Two themed options — 'Vogue' and 'Aviator' — each with its own distinct décor. Think chandeliers, four-poster beds, oversized baths, monsoon showers, and separate lounges with moody statement furniture. These are genuinely theatrical rooms that lean into the Malmaison personality hard. Coffee machine, bathrobe and slippers included.
KingStandard Room
The entry-level room, which at Malmaison still punches above most hotel standards. King bed, en-suite with shower over bath, flat-screen TV, and free fast WiFi. Split across the original 'old side' warehouse section and a handful on the newer part of the building.
