Insider Tip

Book a Master Suite or Master Executive Suite if you want exterior street-facing windows — Standard, Deluxe, and Executive rooms face the interior courtyard only and can feel dim.

Why It Matters

One of very few hotels in Oaxaca City purpose-built around a single artistic concept (Sueño Zapoteco / Zapotec Dream), with commissioned murals and sculptures by named Oaxacan artists throughout. Earned a MICHELIN Key in 2025. The entire property is restricted to guests and invites only — no walk-in public access.

A 19th-century colonial mansion in the heart of Oaxaca's Centro Histórico, converted into a 20-suite boutique hotel in 2020. The entire building is an intentional artwork: murals by Rafael Uriegas wrap the walls with Zapotec legends, Sabino Guisú's fertility staircase anchors the central courtyard, and Manuel Lozano's brass-inlaid motifs run through the corridors. No restaurant, no pool — but free breakfast, all-day mezcal and snacks, and a rooftop bar that recently opened to guests. Earned a MICHELIN Key in 2025.

Where You'll Stay

5 room types available

Deluxe
Suite

Deluxe

A step up from Standard with slightly more space, still facing the interior courtyard. One guest reviewer specifically noted the upgrade over Standard is not worth the additional fee — though others disagree. Same artistic context, same courtyard-mural views. One reviewer noted these rooms as 'very proportional.'

Suite

Executive

Mid-tier suite, still courtyard-oriented without exterior street views. More space than Deluxe, with a work desk added. Upper-floor Executive rooms capture more daylight than those on the ground floor. Good option if you want a bit more room without jumping to Master level.

Master Executive Suite

Master Executive Suite

The top category. Exterior street-facing windows, a separate living room, sofa bed, and more overall space — suitable for small families or groups of three. Two-king-bed configurations may be available. Comparable in concept to the Master Executive found at Pug Seal's Mexico City properties, where guests get his-and-her shower, kitchenette, and two living spaces.

Master Suite

Master Suite

The step-change room. Windows face the exterior street, which means actual natural light and a view beyond the courtyard. Some Master Suites open onto private balconies. The rooms feature textural stripped-back walls in earthy tones, with some offering a bathtub alongside the rainfall shower. A semi-private seating area just outside the door doubles as a terrace spot for morning coffee or mezcal.

Standard
Suite

Standard

Entry-level suite facing the central courtyard. No exterior street views, but you're looking directly at the mural-covered walls — which is the point. Exposed plaster walls in earthy tones, creative atmospheric lighting, and all the core in-room amenities. Can feel intimate and slightly dim, especially on the lower floor. One long-term Oaxaca local who's stayed in every room category says even this tier is excellent.
