Room 4 (King Patio) is listed as the most popular room — book it early for the private outdoor patio with a gate and spa bath

Why It Matters

Two-time MICHELIN Key winner (2024–2025) and the only independently owned, woman-run boutique hotel of this caliber in East Austin. Founded in 2012 by Kathy Setzer and George Reynolds, the entire operation — from architecture to art to coffee — is sourced locally. It's the kind of place that shows up in the New York Times, GQ, Monocle, and the Guardian for good reason.

Seven rooms. One 1925 East Austin bungalow, expanded with a polished-concrete courtyard and a new block of rooms. The Heywood is a woman-owned, design-forward boutique hotel that takes its local obsession seriously — every piece of furniture is handcrafted, the coffee is locally roasted, the art on the walls is by Austin women artists, and the staff actually know the neighborhood. It earned a MICHELIN Key two years running (2024 and 2025), got named a top-3 Austin hotel by the New York Times, and Forbes called it the best Austin hotel for local flavor. But the footprint is genuinely small: no pool, no gym, no elevator, and a strict adults-only vibe (you must be 21 to book).

Executive King Patio (Room 6)

The hotel's own description calls this their premier room. Same footprint as Room 4 — second floor, private gated patio entrance, large picture windows, luxury tub with skylight, and separate pass-through shower. Art by Carolyn Porter and textiles by Bunglo distinguish the decor from Room 4.

King Deluxe (Room 1)

The flagship room inside the original 1925 bungalow, on the ground floor with a view of the front porch and street. Original longleaf pine hardwood floors and a cathedral ceiling give it a distinct character the upstairs rooms can't match. Electric fireplace, a proper seating area, and a wet bar with filtered hot and cold water. The luxury tub and shower are excellent. ADA accessible (widened doors, grab bars, tub bench with handheld shower — no roll-in shower).

King Patio (Room 4)

The most popular room at the hotel, and it's easy to see why. Second floor, accessed through a private gated outdoor patio that creates a genuine indoor-outdoor feel. Large picture windows, reclaimed pine floors, a spa bath with luxury soaking tub and skylight, plus a separate pass-through shower. The private patio is a real perk.

Also in the original bungalow on the ground floor. The showstopper here is the 28-foot tall ceiling with a dramatic skylight that floods the room with natural light. Longleaf pine floors, a loveseat, writing desk, wet bar, and a full luxury tub with shower. One of the prettiest rooms in the building.

On the second floor, up one flight of stairs, overlooking the courtyard. Great light from north, south, and east-facing windows. Reclaimed longleaf pine floors, 10-foot ceilings, a large desk — the hotel's own site calls it a favorite for writers. This room has a shower only (no tub), but the shower is excellent with a skylight overhead.
