The Corte degli Ulivi (Olive Court) Junior Suites — with four-poster beds and direct patio access amid actual olive trees — are genuinely distinctive. The 5th-floor Roof Garden lounge bar with views over Bologna's red-tiled rooftops is a strong draw, especially at sunset.
A family-run design hotel that has been welcoming guests since 1950, tucked down a quiet side street just steps off Bologna's main pedestrian drag, Via Indipendenza. The aesthetic is minimalist with deliberate ethnic touches — Asian stone statues in the lobby, Eastern teas at breakfast, plain white walls punctuated by dark wood and the occasional black accent. No pool, no full-service restaurant, no spa. What it does have is an exceptional location and a rooftop bar on the 5th floor that makes Bologna feel worth every penny.

The newest and most spacious addition to the hotel. A 200x200 king plus a double sofa bed — it can sleep up to 3 adults. Genuinely special for a boutique of this scale.

Some face the street (can be noisy), while others look onto an internal shaft. Small but clean and well-equipped.

For guests who want more space and privacy than a standard room without stepping up to the Business Suite. Updated in 2025 based on the refreshed photography on the official site.
Superior Room
More space than the standard, and can sleep three people. Same minimalist design ethos but with extra breathing room. Good for those who want a bit more comfort without going all the way to suite territory.

The hotel lists golf as one of its concierge-arranged services. Bologna has several courses within reach of the city.
The concierge can arrange visits to the Ferrari, Ducati, Lamborghini, and Maserati factories and museums — all within easy day-trip distance of Bologna. The staff know the local circuit well and can handle bookings and logistics.
The 5th-floor Roof Garden runs from 5pm to 11pm. Watching the sunset from here with an Aperol Spritz or Negroni in hand, looking out over Bologna's medieval rooftops and the Apennine hills, is genuinely one of the better free-ish experiences the city offers to hotel guests.
The hotel has a partnership with a swimming and fitness facility 200 metres away. Guests get access at a discounted rate. There is no on-site pool or gym.
