A HOTEL FUKUOKA
Architect-designed urban residence meets concept hotel. Each room has its own distinct personality. The building looks like a stack of house-sized boxes spilling greenery over the street — intentional, considered, and quite unlike anything else in Fukuoka.

Why It Matters
NOT A HOTEL is a Japanese brand that blurs the line between holiday home ownership and hotel. Owners buy rights to specific nights per year; when they're not using their suite, it's available to regular hotel guests. The Fukuoka property is the brand's first urban outpost, and each of the 8 suites was conceptualised by a different creative team led by screenwriter and TV producer Kunikodo Koyama, with architecture by axonometric and NKS2 Architects, and interiors by A.N.D. (Ryu Kosaka).
NOT A HOTEL FUKUOKA is eight individually designed suites stacked in a 5-story building in Yakuin, a quiet residential pocket of Fukuoka where the locals eat ramen and browse independent boutiques. Each suite runs over 100 sqm and is themed around a specific lifestyle obsession — a private sauna and rooftop BBQ terrace, a Bang & Olufsen cinema room, a chef's table with dining terrace, or a semi-open-air jetted bath. The building itself is striking: staggered boxes with cascading planted terraces designed by Fukuoka-based architect Kei Sasaki (axonometric) to echo the scale of the surrounding two-story residential neighbourhood. How you'll actually spend your days.
Complimentary shared bikes available on-site for exploring Yakuin, Tenjin, and beyond. Tenjin is about 10 minutes by bike. The Yakuin neighbourhood is well-suited to cycling — flat, low-traffic residential streets.
The Yakuin neighbourhood surrounding the property is known for independent restaurants, ramen shops, small bars, and boutique stores that don't appear in travel guides. The property is designed as a local base for exploring Fukuoka actively — Itoshima coast, Hakata historic district, and the city's famous yatai street food stalls are all accessible.
Multiple suites (+PENTHOUSE, +BAR, +ATELIER, +DESK) have private saunas with cold plunge options. The +PENTHOUSE sauna accommodates up to 5 people.
The +PENTHOUSE rooftop terrace has a BBQ grill and outdoor dining setup. Guests can host private BBQ parties with views over Fukuoka.
